I had been looking for a place to call home and the Del Webb Nocatee fits the bill. Ian was amazing and always will to assist with and out of state buyer and the extra work that might come with that sale. What I struggle is I’m now on my third home supervisor and the home was clearly not as quality controlled and it would have been if there was the same supervisor overseeing the construction. Beautiful and hassle free Vacation / Retirement Home. Everything you always wanted and now have.

You are paying a premium to join a 55 and older community. The option costs range from reasonable to wildly overpriced. We had a good build process manager and we are pleased with the end result. It is a nice tract home. But it is not a semi-custom home by any stretch. The lack of landscaping support post sale is disappointing. The builder gives excuses about the trees being stressed by transplanting, but no help in what to do to help them recover.

Had a great experience with Pulte sales dept, design, mortgage and construction. We feel the closing was rushed at end of year and the house fell short of expectations. Several big items were not complete. (i.e no master shower for 2 weeks after closing. ) And evidently noone told the construction crew on the closing date bc the house was wide open when we arrived the next day. And still had debris left on floors and counters, hole in wall where dryer gas line was. Along with other items addressed the week we was also moving in. Warranty advertises a few working days to contact you but it's been over a month and nothing heard. Our first time building and know now we should have been more assertive and direct and pushed closing until everything was complete and to standards. But doesn't eliminate Pulte's responsibility to deliver a finished product either. ... More

There were a few workmanship issues most of which were addressed in a timely fashion. Delays due to a non-responsive project manager were surprising, but the new person Nathan who replaced them is outstanding and was able to get us into the home on time. Only two pet peeves : standard toilets offered are the low ones which is surprising since this is a 55 and older community ! Similarly, gutters are not included, in an area where there can be substantial rainfall. Overall, we are satisfied. The salesperson Ian is awesome!

Ian, our salesperson and Ben our building supervisor were fantastic to work with. They were very helpful and responsive.

I paid for the highest level kitchen and the cabinets, counters and appliances all have issues. The heart of my home is less than stellar. Woodsman kitchens are horrible to work with because they divide their departments and is impossible to get them to focus on ALL kitchen issues

Ryan and John both did a great job on top of things. Material and labor issues caused some delays.Still waiting on modern garage doors over a month after closing.

Need to visit often to keep the project moving

Every single person I worked with in the buying, design, building and closing process was extremely personable, responsive and went out of their way to make things happen. Due to unusual market situations, there were disappointing delays but in each and every case they kept me up to date and never made unrealistic promises. It was well worth the wait- I could not be more pleased with the house. We closed with a few details still to be completed but they are in the process of getting those done now- so much better to be in the house while waiting for a few minor things to be addressed. I have a beautiful home but needed somethings addressed and our Field manager was on it. I love the amenities and people in my community.

Very happy with our new home and especially this area in Florida. Everything we need (shopping , restaurants) and more. Amenities here at Del Webb are first class and everyone here seems happy with the new lifestyle as are we.

Be careful about upgrades. Those are pricey and not the best value for money

Overall satisfaction. Our field manager has been very responsive to any problems that cropped up and there have been a few. Lots of home construction going on in the Northeast Florida area and contractors are hard to deal with when they have plenty of work. I understand that, but when you but a new home you want perfection. Overall we are satisfied. Probably more than satisfied because Del Webb gives great value.

House is solidly built. However, finish limitations are very onerous. Warranty responsiveness is acceptable.

An active, well-planned community with many activities and immaculately landscaped.

Have your own local realtor with you before you start looking at Del Webb new homes. Your realtor represents you. The Del Web salesperson does NOT. Del Webb pays your realtor’s commission.

Our Del Webb sales agent and building manager were very good. We were disappointed with the landscaping provided in the front of our home.

Financing with Dalton was the best ever experienced in the five homes (retired Navy) purchased. Our construction supervisor, James, was incredible in every facet. The people of Del Webb far exceeded the subcontractors quality of work. It was not the standard for the price paid for the home.

My Field Supervisor was excellent but unfortunately some of the contractors Pulte used were not. Some of these contractors. especially painters, did very poor work and seemed to have no accountability or supervision.

We love the home, neighborhood, and amenities. Salesperson (John) and site manager (Jared) were great, but getting warranty issues looked at and completed has been problematic.

The sales process went very smoothly and the sales team was always very responsive.

Del Webb/Pulte made it pretty easy to buy a lot and home. After a down payment, no other funds were due until closing, unlike other more conventional construction loans. I did have to put some additional money down on the pool and finishes we chose. Communications was not good at first, but got better as construction moved along. Direct communication with my project manager was very helpful. The homes are expensive, but nice, as is the Del Webb community. After closing, there were a number of small issues that the QC team addressed quickly. Having the builder handle your pool (will require additional down payment) and fencing will make these items more expensive, as opposed to direct communication with contractors and having them built later. When planning your move, whatever the salesman tells you your anticipated closing date is, be prepared to add 2-3 months to that estimate, especially if the builder handles your pool for you. Also, as of 2021-2022 it could take 2-4 months for furniture to be delivered once ordered. Overall, good experience. Even though my journey started in March and ended in late December, I do not regret the choice made to purchase a home in Del Webb, E-Town, Jacksonville. ... More
