Nice neighborhood basically nice home, but don’t miss anything on your final walkthrough which is only about an hour. Everything you missed is a challenge. Most of the things we miss should have been corrected by the construction manager who’s job is to ensure quality control.

Pulte is a large builder and part of a conglomerate. Things will be done according to their schedule, not yours with no apologies. My home was completed within their predicted time frame. However at several points in time, it sat for a week with no progress in the building process. I could have been completed more quickly without sacrificing "quality". So far, with the exception of one request, my experience with the warranty department has been very disappointing.

I was mislead on the market for selling me house to buy this one. I was told the down turn would not effect North Carolina. I took a 70k loss on selling my house and was forced to pay top dollar for this one because I had put a down payment. The price of this house is way too high for what you get and the fit & finish is subpar. I could right a book this.

It’s a nice house but several things unfinished. I think the development went up too quickly. For example my dishwasher has screws missing. Before I moved in we blue taped things needed to be fix. Blue tape still in my laundry room. Flooring doesn’t come to trim in corner. One of light bulb was missing in guest bathroom. Should have checklist to review before a person moves in.

The quality of the workmanship on my home is below average. The subcontractors have no respect for your home. They seem very less than skilled. We are to the point where I want to hire my own people to fix the problems that have not been addressed.

Master bath tile needs to be redone in areas and waiting for time to be scheduled on that. Electrical outlets all had to be rechecked due to loose wiring that caused flickering of light fixtures and kitchen lighting to not work. We feel the construction was rushed and very disappointing for a Dell Webb home.

We would never purchase Pulte again. The finish work is Terrible. Lots of damage. The house was treated like garbage. We are living with permanent damage to floors and sinks, windows that are not straight, imoroperly mounted doors,, etc.

For $185 per sq ft, I expected better quality material used. Including doors, windows and fixtures. Drainage on the lot is a total mess. Still trying to get punch list items resolved. HOA for exterior is way too restrictive. Guest passes for club house should be allowed to roll into following years. We should not require a pass for grandkids to use facility between 4-6pm, that’s just crazy since we pay for the usage of the facility. If people are abusing it, then add those types of restrictions.

Options overly expensive. Punch list items still working on a month later. All 2 by 4 construction with wide spacing in ceiling so attic can’t be used for storage.

One Glaring Issue

My Home Buying Experience was pleasant! I have been in my home for approximately 60 days and have enjoyed the experiences. The community is delightful. However, the HOA experience not so. I am very concerned about getting satisfactory responses for reported Service Requests.

At our first walk thru we encountered a myriad of problems stemming from unfinished and faulty work. Poor cleanliness made it difficult to evaluate cabinets and flooring. There were just too many problems to keep track of. We closed over 6 weeks ago und we still have open issues from the final walk thru punch list.

My main complaint is the quality of the workmanship. Three out four of my appliances were damaged and had to be replaced. Many of the windows have scratches in the glass and need to be replaced. The care the tradesman demonstrated in building the home was deficient - for example the new carpet and flooring had paint, sanding dust and red clay marks (looks like nothing was covered or protected before performing the work). It’s very discouraging to keep hearing that DelWebb can’t do something when we know very well you can you just won’t. Why not try to explain why some of the things you aren’t willing to do are being done the way they are. Would make such a difference in the whole experience when a new buyer feels they are listened to and their Thoughts and questions are respected and answered correctly. Very difficult when you talk to different people in the sales office and get a completely different response to the same question. Disappointed in Kitchen aid cook top. Terrible. You can't see the controls. Tank less water heater is worthless. The amount you save on gas to heat the water, you waste water waiting to get hot water by a factor of ten. Get rid of them. give me back my water heater. A change order process/system is terrible. Too many hand offs between vendors. The stone vendor applying stone on fronts does terrible work. No education on key mechanic - Heating and Cooling systems. The builder put up the home pretty fast. There were definitely more workmanship issues then I could keep up with during the process. Yet, our field manager was pretty easy to deal with and very responsive. Now that we are in our warranty, the response time for problems has slowed greatly. Also, some of the fixes that were performed during the construction process we’re still not done to my expectation. They keep talking about the 11 month review to fix things. Blue tape items not fixed by closing or even 34 days later

I closed over a month ago. No evidence of commitment for them to finish remaining items. No follow through. They don't care, especially once it closes. They claim the various vendors tried to get a hold of me, but if so, no messages or emails were left. Bad trim was replaced over 2 weeks ago and still no painter to repair the wall and paint the trim, on top of not completing items that were on the blue tape list a week before closing. Several different vendors need to come back and no update on when that will happen. It has been a poor process.

Pre-Closing inspections

We hired an independent home inspector who asked the builder when the house would be 100% complete so he could do the pre-closing inspection, When he arrived, multiple trades were working in the house so he couldn't complete his inspection, When we came for our closing day inspection, the house had not been cleaned, so we couldn't see everything. The builder was responsive to our findings afterward, but we shouldn't have closed before the inspection was complete,

We are still awaiting the delivery of our ordered refrigerator and we have been in our new home for over six weeks. We are also waiting for a replacement dishwasher due to the original being damaged. We have been told on several occasions that the products were going to be delivered and then no follow up from Pulte. This is not acceptable and we are very disappointed with the lack of customer service we have been receiving.

Being an out of state purchaser, we had to contact them for any progress reports or schedule visits that were part of their promotional materials. We were never told our expected completion was moved from June/July to August/Sept until June. When an issue with the quality of a truss being used that was revealed in pictures and email to them, we had to contact home office before being addressed. I’m not even sure we got the features we selected. Our master closet has only one shelf whereas I understood there would be an upper and lower if we chose the upgraded version. I don’t recall being asked what color grout for the showers. I chose the lightest tiles and the grout is dark brown. It’s very ugly. The floors were damaged and the ‘correction’ was to scrub a strong smelling solvent into them. The shine is now nonexistent. We asked for top-of-the - line cabinets and they are pretty cheaply made. Can you say production homes?!?! They tell you one thing and then do another. The workmanship for the most part is poor. Granted there are a few decent subs, but overall the whole process is bad. The supervisors are no more than Pulte yes people. They tell you what you want to hear, but don’t follow through with what needs to be done. Never again!! Worst decision ever!!

The experience was not a pleasant one. In the beginning the only person I would give high marks to is the design center (Karen). The field manager (Thomas) was great to a point. His follow through was not. They promise to keep you informed, they did not. I know he had a lot of work, and we tried to be patient but we were worn down. Hopefully the outstanding issues will be resolved soon.
