The baseboards are all cardboard. They never finished our yard. The roads are always clogged with construction workers all over the place. They wake you up banging at 6 am. The closets all needed to be braces downstairs. The construction vehicles have created cracks in our driveway. We have found more paint issues. Our first person dealing with Pam was awesome and extremely helpful but from there very lackluster.

The experience was average. The builder had a floor plan and location that was desirable. The quality is on par with average builds, and price is so much higher. Many items had to be replaced shortly after moving in so that we could have the quality we desired. So many promises, and little delivered.

Our experience with a lennar has been a roller coaster. The agent that helped us from the beginning has been very helpful. She was especially helpful right at the end. The frustration comes with the construction manager. When we did our final walk-through, there was no power, so there were things that we missed. When we were able to walk through the day that we actually purchased the house, we found a number of things that need to be fixed. He assured us that these would be taken care of. These things included ordering pieces for the closet rack, fixing issues with the counter, fixing caulking issues, And fixing holes in the wall. The counter was fixed. However, nothing else has been resolved. We’ve been in our home for a month and a half and have no indication that anything will be resolved. Overall we're happy with our Lennar home at roughly 2 months of living in it. Quality of the finish work leaves a lot to be desired though. Lots of little things that are somewhat hard to catch during inspections that need repaired or replaced. If you can avoid closing until every little thing is fixed do it, much easier to get it fixed before you close.

This is our second Lennar home that we purchased within the last 4 years. And I have to say the workmanship on the 2nd Lennar home is not as great as the 1st one, We had 3 different project managers during the whole process. The last one that closed with us was not at all knowledgeable on what came with the house at least not the basics. I have submitted 3 different warranty items and 1 has already been resolved and waiting on the next 2.

We were happy with the initial buying process and incentives. We like the standard upgrades. We do not care for the pre walk process. We had to do the final walk 2 hours before closing. We were unable to change the time which left us feeling rushed. There were excessive cosmetic issues which means we have to wait until month 11 to have those fixed since there was no time. The flooring company left us extra flooring and it was here during pre walk, but was taken before we closed. No one can tell us the paint base. So a free gallon of touch up paint is useless without that information. There is work on the porch that needs to be completed and it had been 2 months since we closed. The trim work was very rough. Nothing is square or level pretty much all over the house. The landscaping was horrible and we had to spend over $500 to fix it ourselves. The front yard doeant drain properly. ... More

For the amount of money we spent on this new build, we are unsatisfied with the quality of work and very little attention to detail that we have found, and continue to find. The walls are extremely thin... we can hear everything inside and out.. and the home doesn't seem to be well insulated (drastic temp difference from room-to-room). Some of our windows were not level and the spackle within the window sills is terrible (uneven, not sanded well). The quality of the paint used in the home is like chalk. Even the lightest brush up against a wall and you've got a mark or scuff that can't be washed away without taking the paint off the wall. Two of our shower inserts were not installed properly and there are gabs and unevenness between the panels. One is so bad that there is already a severe crack in the wall after only one month. We have several spots under the carpet where we walk and there was clearly debris of some sort left on the subfloor before carpet was installed. The overall cleanliness of the home when we moved in was little to be desired. It's like they came in with a dirty cloth and just wiped the surfaces. There was still dust everywhere, especially along ALL the floorboards. On a positive note, Troy did keep us well informed on the progress of our house and was easy to get in contact with when needed. Brennan was a pleasure to work with and we understand that his time was spread thin so he couldn't always be on our site watching the work that was being done. We just wish the quality and attention to details from those doing the work would have been done with a bit more thought and care. I will also say that Melissa, with Lennar Mortgage was a pleasure to work with. Overall, the people we worked with during the process were kind and easy to work with. The steps leading up to closing were great. The staff was engaged and responsive. Since closing, I have had several quality control issues with the home that have not been fixed despite being raised to Lennar for resolution. I think there is a clear gap in how they deliver continuous support after closing and it leaves a bad mark on the experience. The subcontractor interaction does not feel properly managed by lennar and becomes an almost home owner responsibility to manage the subcontractors. There has been high turnover in our after closing lennar support staff that may play a part but that should be handled better by lennar so the homebuyer doesn’t pay the price. The people at lennar have been very nice and are trying to be helpful but the larger processes at play seem to be broken in post purchase support. There isn’t even a way to see the status of requests without calling a lennar rep. This feels like a service desk 101 feature to allow the user to see their status. ... More

Slow to respond to critical warranty issues Customer Service and Customer Representatives needs improvement with communication, reliability, completing jobs/repairs and ownership to resolving warranty issues.

Our sales rep Ashley was awesome but after we got into the process we were hit with so many websites and “individuals” in charge. Most never contacted us or just sent another thing to do, no consistency. Was never asked or consulted on my interest rate or points. The day of our celebratory ( not sure what that means-in other new homes the team showed up and usually had a welcome gift) walk thru the whole company was in a meeting. We had issues and nobody called back. The garage has nails sticking in the garage from the outside. First thing that happened my grandson brushed up against the wall and tore his shirt. The downstairs bathroom construction looked like it was constructed incorrectly. They juryrigged it to close escrow now I need to file a warranty. The loan was sold to someone the day after we closed. Never heard from that new lender. Sent a note to Raegan on what to do she said pay the coupon to Lennar. This week I get a past due notice, different lender, still no introductory letter from the new new mortgage co saying I’m late. I explained that we paid the first payment to Lennar but she said I had to chase that myself. Called Raegan again and asked her to help or pass me to get help. No response. Lastly we purchased this thru a trust. Why then did another sales person know that info about us when my husband went to look at another Lennar development??? I would hope individuals in your company are not gossiping about people they are selling to???? ... More

Our construction manager had just been transferred to this community 2 days prior to our NHO. He did not know how to answer simple questions about what to expect in the community. He rushed us through the house at NHO and was very dismissive when we pointed out cosmetic defects. We did not get to "blue tape" the house and are now faced with a myriad of issues, such as overpaint everywhere, to the point we have to be on our knees scraping it off. There are baseboards that do not meet at the angle, cement that is crumbling and stained and don't even get me started on the lawn- uneven, full of weeds and dead in several areas prior to the dormant stage. The tile work in the shower is not plumb, and we already had to have shower glass brackets replaced due to rust. The paint on trim- window ledges and baseboards and such is VERY sloppy and I'm sure we will have to pay for it to be re-done. ... More

Not happy with construction quality of home shoddy workmanship!

This is my second Lennar home and this experience is nothing like my first experience. There was and has been poor communication between us and Lennar for the entire process. This includes warranty people and construction managers. I have been living in my house for over a month and the landscape is still not completed. There is always an excuse for why it’s not completed. We send emails that go unanswered and seems like everyone is always pointing the finger at someone else. They make it where you can’t walk away but if I could have walked away from this house I would have. The market will take care of us in the end and it will end up being a good investment but I will NEVER buy a Lennar home again after this experience ... More

We love the design of our house. We have been in our house for several month and have noticed a lot of things that were not up to a great standard.

Make sure you do a thorough walk through. Have all items done before you close

The quality of workmanship exhibited by the "trades" who worked on our home was NOT of a level I expected from a company like Lennar. There did not appear to be adequate/consistent on site supervision/control by the subcontractors utilized in the construction process. While there was a Lennar representative tasked with overseeing the various phases of construction; it appears he had little or no authority to enforce the correction of any discrepancies identified during his site inspections. Our closing was delayed by over a week due to the lack of attention on the part of a sub to a MAJOR problem which had been identified and documented by the Lennar representative well in advance of the expected date. ... Would like to have seen better material in the trim work and carpeting and better quality with the drywall. Also, they're is 0 flexibility when you come into an on process home.

During our home buying process we were met with nothing but difficulties in communication. My wife was due to deliver our first child and we needed the closing date moved to a later date. Every request was denied. Only after reminding the sales team of federal protections around medical conditions did they move the date….. one week back. During the walk-through, we found many issues with Sheetrock finish work, and even one wall was 4 inches out of plumb. The work quality on the construction displays the lack of care from the builders. After one full month of being in the home we have found more than a dozen nail pops that we have been told they will not repair. We’ve had a plumbing failure that took a week to repair. We a number of floor squeaks that have been assessed but no one has come to make repairs. Customer service comes second to making a profit. Poor, poor, poor customer service. I would not recommend Lennar to anyone. The only reason we did not back out of the purchase was because we were old have lost our deposit. ... More

House looks great. Quality lacks in many aspects from poor electrical wiring, poor workmanship for ejecutivas outlets, poor workmanship for nailing especially in garage, painting lacks quality, and so on. Then to get things fixed you wait for several weeks, if they get fixed at all. You also get offered things in the community that never happen. Just don’t believe what Lennar states.

well the quality of home is good but NOT great hat carries Lennar and signifies name. also responsiveness towards issues report after moving is pathetic .

We do love our new home. However, the communication during the build process was less than ideal. And, when closing day came, we never received a proper walk through or warranty explanation. The Contractors were here and the Lead was here but they were too busy trying to finish the house that they forgot to actually speak to us. We still have a few outstanding issues. Our current "Director of Construction" has been by the house to see what he can do to finish up. Hopefully this works... I do have an issue with the driveway and the area between the garage and the house. - The driveway is WAY too narrow for a two car garage. I am going to have to pay to have it widened. I really wish you had done it right the first time. - The area between the house and the garage should have been a walkway, not a line of shrubs. There is a door from the house and a door to the Garage/Frog and there is a row of shrubs between them. This make no sense. Now I will have to pay for concrete here as well. - This are also hold water for days after a rain. The landscaper cam and installed a drain. However, they did not put it in on a slope. So the drain never empties. Plus, they ripped up the sod and killed it. Now I have to pay to have new sod put down. Speaking of which, they never rolled the yard after installing the sod. It is so rough in the back yard that our child is constantly tripping and falling. This really should be addressed. ... More

The house is very nice and overall has good craftsmanship, that said, I think it is over priced. The buying process was very painful and the sales staff disappear as soon as you are under contract. Good luck getting any issues addressed after closing.

Do not expect quality when you buy from Lennar.
