Lackluster quality of materials

The baseboards are all cardboard. They never finished our yard. The roads are always clogged with construction workers all over the place. They wake you up banging at 6 am. The closets all needed to be braces downstairs. The construction vehicles have created cracks in our driveway. We have found more paint issues. Our first person dealing with Pam was awesome and extremely helpful but from there very lackluster.

The experience was average. The builder had a floor plan and location that was desirable. The quality is on par with average builds, and price is so much higher. Many items had to be replaced shortly after moving in so that we could have the quality we desired. So many promises, and little delivered.

Our experience with a lennar has been a roller coaster. The agent that helped us from the beginning has been very helpful. She was especially helpful right at the end. The frustration comes with the construction manager. When we did our final walk-through, there was no power, so there were things that we missed. When we were able to walk through the day that we actually purchased the house, we found a number of things that need to be fixed. He assured us that these would be taken care of. Overall we're happy with our Lennar home at roughly 2 months of living in it. Quality of the finish work leaves a lot to be desired though. Lots of little things that are somewhat hard to catch during inspections that need repaired or replaced. If you can avoid closing until every little thing is fixed do it, much easier to get it fixed before you close.

This is our second Lennar home that we purchased within the last 4 years. And I have to say the workmanship on the 2nd Lennar home is not as great as the 1st one, We had 3 different project managers during the whole process. The last one that closed with us was not at all knowledgeable on what came with the house at least not the basics. I have submitted 3 different warranty items and 1 has already been resolved and waiting on the next 2.

We were happy with the initial buying process and incentives. We like the standard upgrades. We do not care for the pre walk process. We had to do the final walk 2 hours before closing. We were unable to change the time which left us feeling rushed. There were excessive cosmetic issues which means we have to wait until month 11 to have those fixed since there was no time. The flooring company left us extra flooring and it was here during pre walk, but was taken before we closed. No one can tell us the paint base. So a free gallon of touch up paint is useless without that information. There ...

For the amount of money we spent on this new build, we are unsatisfied with the quality of work and very little attention to detail that we have found, and continue to find. The walls are extremely thin... we can hear everything inside and out.. and the home doesn't seem to be well insulated (drastic temp difference from room-to-room). Some of our windows were not level and the spackle within the window sills is terrible (uneven, not sanded well). The quality of the paint used in the home is like chalk. The steps leading up to closing were great. The staff was engaged and responsive. Since closing, I have had several quality control issues with the home that have not been fixed despite being raised to Lennar for resolution. I think there is a clear gap in how they deliver continuous support after closing and it leaves a bad mark on the experience. The subcontractor interaction does not feel properly managed by lennar and becomes an almost home owner responsibility to manage the subcontractors. Our sales rep Ashley was awesome but after we got into the process we were hit with so many websites and “individuals” in charge. Most never contacted us or just sent another thing to do, no consistency. Was never asked or consulted on my interest rate or points. Our construction manager had just been transferred to this community 2 days prior to our NHO. He did not know how to answer simple questions about what to expect in the community. He rushed us through the house at NHO and was very dismissive when we pointed out cosmetic defects. We did not get to "blue tape" the house and are now faced with a myriad of issues, such as overpaint everywhere, to the point we have to be on our knees scraping it off. This is my second Lennar home and this experience is nothing like my first experience. There was and has been poor communication between us and Lennar for the entire process. This includes warranty people and construction managers. I have been living in my house for over a month and the landscape is still not completed. The quality of workmanship exhibited by the "trades" who worked on our home was NOT of a level I expected from a company like Lennar. There did not appear to be adequate/consistent on site supervision/control by the subcontractors utilized in the construction process. During our home buying process we were met with nothing but difficulties in communication. My wife was due to deliver our first child and we needed the closing date moved to a later date. Every request was denied. Only after reminding the sales team of federal protections around medical conditions did they move the date….. one week back. House looks great. Quality lacks in many aspects from poor electrical wiring, poor workmanship for ejecutivas outlets, poor workmanship for nailing especially in garage, painting lacks quality, and so on. Then to get things fixed you wait for several weeks, if they get fixed at all. You also get offered things in the community that never happen. Just don’t believe what Lennar states.

We do love our new home. However, the communication during the build process was less than ideal. And, when closing day came, we never received a proper walk through or warranty explanation. The Contractors were here and the Lead was here but they were too busy trying to finish the house that they forgot to actually speak to us. We still have a few outstanding issues. The house is very nice and overall has good craftsmanship, that said, I think it is over priced. The buying process was very painful and the sales staff disappear as soon as you are under contract. Good luck getting any issues addressed after closing.
