- Sales agent cancelled our contract and falsely stated it was agreed upon by purchaser/seller. - We were provided 3 different start dates of construction in 6-month timeframe. Earnest was placed on July of '23. Build did not start until February of '24. - Our several requests for change in sales agent was ignored. - We've had to file a police report on their sales agent for harassment. - Sales agent stated our selected options were all in order. Builder denies they were informed of the change order, and will not rectify the issue even though proofs were provided as requested. Thus, causing us a major loss in our appliances that was purchased based on the Home Change Order. -Breach of contact. -Interior build was sloppily put together, yet, the superintendent advised he QA's everything. Interior feels like it was put together by subpar tradesmen. Tape lines present, visible mudding/taping between sheets, uneven paint, missed paint, uneven texturing throughout, hallway has a half inch drop in entry height. - Multiple windows shows damage to the framing, i.e. dents, and gouges. - Home Inspector advised of deficiencies in inspection report. While the superintendent stated he repaired it all, it was a blatant false statement. -Flooring was called out as being uneven during our walkthrough. Superintendent stated they are allowed a tolerance. This is true, however, per ROC, it should not be visible, or noticeable. It is clearly visible. - Can't take more than a 4–5-minute shower as the water will not stay hot. -Garage door was improperly installed. Superintendent advised he fixed it, but the tracks are making considerable noise when in operation. -Brand new dish washer was never functional; superintendent stated that he ran one cycle. GE appliance repair technician confirmed unit never worked. -Customer service is lacking. Builder will not commit to providing repair time lines, or acknowledgement of issues. Superintendent, instead will try to justify workmanship or advise their trades won’t correct the issue. -HVAC system did not work for two days, coincidently during our home inspection and 1st walkthrough, after it was noted, the drywall had water saturation from a broken window left unsealed for several days during the monsoon season. Builder would not provide reason for defective unit, or what was repaired. Rooms have uneven air flow while home inspector noted the HVAC ducts were the worst dented ones he's ever seen. I cannot use an air filter higher than a Merv 8 (most basic for home use) before the ducts start making loud noises. We require a higher Merv air filter due to my partners respiratory issues from his time in service. This HVAC issue was mentioned to the builder, and no response. - We wasted our time identifying issues in our walk through as they were not repaired. We were advised that the superintendent corrected majority of the issues before closing, but the issues remain. - Due to the mishaps with Richmond American Homes, my partner and I both have seek professional mental health. The entire process has injured our mental , physical, and wellbeing. -Initial loan officer did not request needed documentation to process our loan after we received our pre approval. Financing advised that it was the purchaser who did not provide requested documentation. Even the new sales agent attempted to say it was the purchaser who did not respond to financing inquiry. It was always the purchaser who had to reach out to the finance department to see if they needed any documentation. -The only positive experience we had was our direct communication with the Finance Regional Manger after our issues. She was the only person at MDCH that provided updates in a timely manner. ... More

By far this has been the worse experience ever. The entire loan process was ridiculous and overkill, the house was filthy dirty when i received it, my fridge is missing a filter, my garbage disposal wasnt working and i had to pay out of pocket to fix it. I had beer bottles left in my backyards and still had some tape left from the marked areas that needed fixing. Very dissatisfied and the only reason that I finished the pricess waa because of my situation I was in. Beautiful homes but that’s all.

If I had it to do over I’d never buy a house from them. Do yourself a favor and run as fast as you can in the other direction.

Suzanne is exceptional; she consistently answers all questions and offers any assistance possible, significantly enhancing the experience. My first walk-through went smoothly, and we addressed all issues. However, my second walk-through was disappointing. I drove two hours only to find that the issues hadn't been resolved. After living here for a month and two weeks, I'm still missing a screen door and there are several areas with yellow paint that need repainting. Half of the electrical outlets are not functioning. Despite reporting these issues on the service app from day one, I haven't received any follow-up calls. It's disheartening to use all your savings to purchase a home and find it not meeting standards. ... More

Told I could have fence when buying and when I followed procedure through HOA was told fences are not allowed. Covenant 6.15 on page 15 says fences are allowed. My well being and quality of life are diminished and I am sorry I bought here. The 60k I put down could have gone to more suitable place for my family. I am violated here and every time I walk by the model homes with the fence around them, I relive the violation.

My experience is very long and has many moving parts that to date are still not wrapped up. This is/was a horrible experience. So as briefly as I can try to summarize, we were lied too by sales, by construction, and flat out blown off by the customer experience person I reached out too as well as someone named Debbie that was named along the way as someone who was supposed to be helping us, we’ve been brushed off and passed around from just about everyone I’ve spoken too minus Paul in finance. The only way I can get any straight answers is if I am constantly trying to contact a new person who rarely responds but send my message to the original person. I’ve been told my issues will be escalated and they were once. Then passed back down the line. I’ve done my best to be open minded during this experience because I know that we are not the only ones who not only have had a problem but because I understand that things happen, but that understanding has become just me fighting to be priority at some level. I’d love to begin to enjoy my home and move forward. There are just so many unfinished or new items that need attention that aren’t being taken care of. Our experience with Richmond America has been extremely disappointing, primarily due to being misled multiple times throughout the process. First, we were lied to about how the incentives work. Additionally, we were given an incorrect cash-to-close amount, which was nearly double what we were initially told. Despite having my child support amount accurately listed on all signed papers, I was treated with suspicion and accused of lying about it. This resulted in the child support not qualifying, and I was required to pay off all my remaining debt to get approved. This process took about a month to resolve. After finally getting our house, the issues only continued. During our first walk-through, we pointed out several problems that still have not been fixed. The attitude from Rafael, our point of contact, has been particularly frustrating. He dismissively told us that no house is perfect, which we understand, but the number of issues we found is unacceptable. For instance, the backyard grass was dead, and we were told it would come back to life, which it never did. Even our lawn care professional confirmed that the grass was dead. We sent an email about a month ago detailing all the issues we found, and we were promised a response within 3-4 days, but we never heard back. I sent another email yesterday requesting an update and to provide additional issues. Since then, I have discovered two more problems: our sliding door doesn’t stay closed, and three plants have died despite daily rain. Please due your due diligence! They lie and are deceitful, they will not do any repairs that they schedule. The financing is a total SCAM and I am filing consumer protection complaint with the attorney general.

I wouldn’t recommend buying a house with Richmond American. This has been the worst experience ever to buy a house. There was absolutely no verbal communication from finance at all. Every time I called no one answered the phone. They would barely communicate through email. I feel that they did not walk us through the process and nothing was explained. When I threatened to pull out of deal the communication was worse. Nothing was thoroughly explained from the beginning to the end. I had to come out of more money at day of closing because it wasn’t explained to me. The title company explained more to me than anyone in Richmond American. Allot of walk thru items are still not corrected and the quality of the build is very cheap compared to what was paid for the house. I would not recommend anyone buying from Richmond American. ... I had an extremely disappointing experience working with Richmond Homes. While exploring a new development in Winchester, Virginia to be closer to family, we were initially drawn to Richmond Homes due to a lower discounted interest rate offered through a preferred lender and what seemed like a decent price for the home, along with a $10,000 closing incentive. Despite flying out from California to check out the property, we encountered numerous issues throughout the home, which we flagged with blue tape during our walkthrough. As we progressed towards closing, just two weeks before the scheduled date, we were informed by the lender that our home would be considered a secondary property, resulting in a significantly higher 9% interest rate due to the value of our California home and other properties we owned. Even though we had rented out our previous home and had all necessary arrangements in place, Richmond Homes refused to honor the initially promised 5% interest rate. In a scramble, we managed to secure another lender who could close on time, but this switch meant losing the closing incentive and lower interest rate. By the day before closing, we noticed that many of the issues we had flagged with blue tape remained unresolved, with over 50% of the work incomplete. To add to our frustration, the builder claimed we were outside the 30-day warranty period for addressing these issues, despite them being raised during our walkthrough. Our attempts to communicate with Richmond Homes, including the floor man, have been met with silence – phone calls and emails have gone unanswered, with no response to multiple attempts to reach out. Overall, our experience with Richmond Homes has been deeply disappointing, and we feel let down by their lack of transparency, communication, and follow-through. ... More

There's is nothing to highlight! From start to finish, I hard a terrible experience. From sales person, gallery appointment and superintendent. I've been in my home now 6 weeks and still waiting for things to be completed from my initial walk through. I was pressured the entire process bullied, treated unfair and not at all with any type of compassion or even a customer. I was nothing but another house to close before the end of the quarter. You people run other stock market, so close on as many houses as possible. You need to start working on QUALITY over quantity!!! I paid over $350 000 for a house, I shouldn't have any holes in my walls, walls missing paint, cracks in my foundation, tile grout missing and the list continues. Terrible craftsmanship. ... More

It was a nightmare ,very bad no good terrible experience.

Everything about this experience has been bad. When we initially signed the paperwork we purchased sight-unseen. We liked the area and the floor plan so we ignored all of the terrible reviews of the builder online. Well, the bad reviews are well-deserved. We were initially told the home would be completed in January. We closed in March. I understand delays, of course, so I can forgive two months, considering weather delays this was not bad, in my opinion. What I find to be a real issue is that we hired a third party inspector and it was impossible for him to inspect the whole house. Things were not even close to finished. This was one week before closing. And, after asking multiple times if we were sure we would be able to close on time it wasn't until less than 24 hours before we were supposed to close that we received a TEXT MESSAGE from the super's assistant to tell us we would not be closing the next day. We finally got the certificate of occupancy and closed late, but nothing that was on our punch list from the walk-through was completed. And we found multiple other issues in the days that followed, with no response from anyone. About 3 weeks after moving in we asked when someone would call us to schedule the 30 day walkthrough. We did get a response, but no one actually showed up. It wasn't until we went to corporate that we finally got the name of the boss to call to get scheduled. We've now confirmed the 30 day walkthrough where we hope to go through our laundry list of items that were not completed before close. We will see if anyone shows up this time. Given the fact that we haven't found a single neighbor in the whole neighborhood that has had their issues resolved I do not have high hopes. And after all of this, not a single apology or offer to fix anything. Instead, it's excuse after excuse as to why things aren't done (if you can get ahold of anyone, that is). In my opinion, this neighborhood needs to stop expansion until the houses that have already sold are completed. The sales agent is excellent, but unfortunately, the home is poorly built with numerous issues. Moreover, I discovered that the construction of the home did not adhere to building department codes. During the walkthrough, they may attempt to deceive you to cover their mistakes. So when the issue happens, they will not be responsible. I will be filing to the contractor board

Moses, Tyler, Matthew are all horrible and very unprofessional. Richmond American Homes will lie to you and do anything to get your business and once they have it, they treat you very horribly and unprofessionally. I will be telling all friends and family to stay away from Richmond American Homes.
